Modern Stone Grout Sealer Pro is a professional-grade water-based penetrating sealer formulated to provide stain and oil repellency for grout joints and natural stone surfaces with little or no change in appearance. Its low-odor formula allows moisture vapor transmission while helping reduce long-term cleaning and maintenance requirements.

Designed for residential and commercial applications, Grout Sealer Pro protects grout and porous surfaces from everyday staining while maintaining the natural look of tile, stone, and masonry installations. It may also be used as a pre-grouting sealer to help simplify grout cleanup during installation.

Application Instructions

• Ensure the surface is clean, dry, and free of waxes, coatings, and contaminants.
• Apply sealer using a grout roller, paint pad, brush, or low-pressure chemical sprayer.
• Focus application directly on grout joints and porous surfaces.
• Do not allow excess sealer to dry on the surface.
• Allow the sealer to dwell for approximately 5 to 10 minutes.
• Remove excess material with clean towels or a cotton bonnet pad.
• Tiles should be completely dry and free of excess sealer.
• Apply a second coat if necessary approximately 30 minutes after the first application.
• Buff the surface for a uniform appearance.
• Ready for foot traffic in approximately 2 hours.
• Full cure occurs within 24 to 48 hours.
• Clean tools with water.

Coverage: Approximately 1,000 to 3,000 square feet per gallon depending on grout width, surface porosity, absorbency, and application method.

Handling and Storage

Close container after each use. Store only in the original container in a dry, well-ventilated area. Avoid freezing temperatures and prolonged exposure to excessive heat. Do not place near heat, sparks, flames, or ignition sources. Do not thin or dilute.

Caution

Wear rubber gloves and eye protection during application. Avoid contact with eyes and skin. If eye contact occurs, flush immediately with water. If skin contact occurs, wash thoroughly with soap and water. Do not ingest. Do not induce vomiting. Seek medical attention if necessary.
